Are properties that haven't been previously posted "better" than previously posted properties? Since they haven't been for auction before, is there a chance they have fewer title issues or that they are in better condition?

Not neccessarily. I think properties that have been previously posted have a better chance of showing up at the auction. If a property has never been posted before then that means the owner has more chances of figuring out a way to postpone the sale.
