Hi Mazi,
The Land Trust is a title holding entity, or in simplistic terms, a way to purchase and hold ownership in real property without the deed being in your name or the name of your company.
The primary function of the trust is to afford the investor total anonymity in all of their real estate dealings as far as public records are concerned. The implications of this are profound and far reaching.
I go into specific detail in our Land Trust and Texas Double Wrap workshops but primary benefits include:
Buy any property and take over any existing mortgage with no applications
income requirements, or credit approval
Protect your real estate holdings from judgments & involuntary liens
Avoid mortgage seasoning issues
Remove yourself as a target for frivolous lawsuits
These are just some of the benefits that complete anonymity of ownership will afford you when buying, selling, and holding real estate utilizing the Texas Land Trust.
The Land Trust is the only way that George and I (and all the investors we work with) hold properties that we personally own.
I hope this helped answer some of your questions.
